John Richardson
Founder and Principal
Beginning his career in Houston’s real estate market in 1985, a time considered by many as a depression in the real estate market, John gained experience through hard work and exceptional personal service. In 1987 John was hired by a local developer to begin a concerted marketing effort in hopes of growing that company. At John’s departure, that company was the fifth largest real estate firm in Houston.
John started Office Space Advisors, LLC in 1996 with the sole purpose of providing companies with the best service available on their office requirements. Understanding every requirement is different, John’s creative approach to problem solving serves his clients well. Tenacity and persistence are additional traits John’s clients benefit from. John’s honest and ethical treatment of all is clearly evidenced in his dealings.
John is married to Mandi and has two children, Chelsie and Chance. He and his family are active members of The Woodlands United Methodist Church where they are working on numerous Habitat for Humanity and mentoring programs. John also coached Little League baseball for eleven years. John is also a course commentator for CBS, TNN and The Golf Channel during the Shell Houston Open and The Champions Tour.
Kelly Hanks
VP Accounts
Prior to joining OSA Houston, Kelly successfully started, operated and sold several small businesses in Texas and Louisiana. The experience gained in running a business has helped Kelly in his real estate career. He understands the needs and challenges of the business owner.
In 2000 Kelly joined OSA Houston primarily as a Landlord agent. During the next several years Kelly gained a thorough understanding of how building owners evaluate potential tenants and how they negotiate specific issues in a lease document. For example: Relocation clauses, building expenses, renewals, the landlord’s obligations and assignments, to name just a few. Having worked with numerous tenant brokers during that time period Kelly gained important insight on how to negotiate leases.
Today, taking the knowledge and experience gained representing building owners, Kelly now concentrates his efforts on representing the needs of his clients, the tenant.
Mandi Richardson
VP - Office Manager
Mandi has been with OSA since 1996.
Mandi is responsible for all administrative, clerical and financial duties at OSA. In addition she maintains cost records, conducts searches for properties, prepares all CLA's and quarterly newsletters, arranges conferences and building tours, and reviews all fully executed lease documents in order to generate our billing invoices.
Mandi is married to John and has two children, Chelsie and Chance. She enjoys working out, listening to music, shopping, photography, traveling and getting together with friends and family. She is a member of The Woodlands United Methodist Church and does mission work with her Sunday school class.
